GCB is pleased to serve Clients within the Delaware and Lehigh Valleys, on the New Jersey Shore, the Delaware Beaches and along Maryland’s Eastern Shore. We specialize in new home design and construction, whole house remodeling, major additions, land development, site improvements and the adaptive reuse of vintage structures.
Client’s first consultation is made with no charge or obligation. We encourage our Clients to share photos and sketches in order to describe the project in your terms. Don’t feel like you need to have a coherent presentation; it’s our job to help organize your thoughts. While meeting in our showroom, we invite Clients to review before and after photographs and floor plans of successfully completed projects. And we encourage Clients to include GCB in the building site and professional selection process.
After Clients become comfortable with our values and expertise, GCB offers preconstruction services to our Clients; a simple two page agreement sets forth the guidelines for our relationship; all prepayments made to GCB during the preconstruction process are credited to a standard construction agreement at the end of the preconstruction phase because we believe proper planning leads to excellent results.
During the preconstruction process:
Clients can chose to either:
- modify one of our spacious floor plans; or
- work with an architect to create a one-of-a-kind design.
- Each of our plans is available in our new proprietary styles.
- However you envision your home GCB can help you realize your dream. We have long standing relationships with many of the leading architects in the region. A list of preferred professionals is available upon request.
We’ll assist you in shopping for exclusive materials and premium products; then write detailed construction specifications to insure proper installation.
- Clients can either work directly with our professionals to develop a color scheme, create a gourmet Kitchen or luxurious Master Suite; or we welcome the opportunity to collaborate with Client’s interior designer.
Working hand in hand with the architect or designer, we incorporate the design into the building site creating grading and landscape plans. GCB represents the Clients in concert with client’s attorneys when necessary in obtaining the required approvals from the various governmental bodies and utility providers.
Clients are encouraged to include energy efficient building techniques, design and Energy Star rated products with the project.

- GCB welcomes the opportunity to incorporate new technology within the program and includes a professional 3rd party energy audit with every home.
From the detailed specifications developed we write requests for proposals (RFP) and material lists for specialty trade contractors and suppliers. With the benefit of competitive bids, GCB prepares detailed budgets and contracts for each specific phase of the building project in preparation for Clients financing application.
Financing: GCB is flexible with respect to financial institutions and payment schedules. A list of the leading institutions is available upon request.
Our standard construction agreement, commonly referred to as a “cost not to exceed contract”, is an agreement between the Clients and GCB that specifies a total price for the project that includes allowances for products and assumptions for specific procedures based on the known site conditions. This method is generally a good fit for Clients without previous experience in construction, when the project specifics are well developed through a complete preconstruction development procedure and the numbers of outstanding issues are reasonably limited.
Change Orders are just part of the construction process. While GCB encourages Clients to fully develop their project prior to construction, some changes are inevitable. GCB does not charge a penalty for changes, just our standard overhead and profit, and full credits are given when a substitution lowers the cost of a product or method of construction. In the event “unforeseen conditions” are discovered beyond the scope of the standard construction agreement (like rock excavation or foundation dewatering), GCB will forgo its profit; we have no wish to profit from a client’s misfortune.
Alternately, a construction management agreement is an agreement between the Clients and GCB wherein the parties agree to a fee structure for the management of the building process, the on-site supervision and general conditions as a set percentage of the total cost and a monthly fee respectively. In this process, GCB organizes the trade contractor and material supplier bids for Clients to select; Clients in effect act as their own contractor with GCB providing the industry expertise and skilled managers. This form is a better fit for one-of-a-kind projects where the Clients are well experienced and many unknown variables still exist when the construction begins.
